Rubicon Building
In early December 2020, SCTI Group officially inaugurated the Rubicon Building office tower, located at 19 Luong Dinh Cua Street, Quarter 3, An Khanh Ward, Thu Duc City, Ho Chi Minh City. The launch of the Rubicon Building marks a new milestone for SCTI Group, signaling a deeper expansion into the office leasing market alongside its ongoing development of urban projects, renewable energy, education and training, and the provision of human resources for overseas markets.

Rubicon is a next-generation office building developed by Japanese and Vietnamese partners.
We believe the new generation of office buildings must also be a place to stimulate creativity and breakthrough ideas. One of the highlights of Rubicon is its spacious common facilities and the balconies. We believe these are the spaces that can help stimulus creativity as users can use them to relax, communicate and exchange ideas.
Comfortable for users and environmentfriendly are also very important criteria for us. Rubicon building is carefully and meticulously insulated to every detail with insulating materials for walls, roofs and insulating glass for exterior to ensure that the office space is always comfortable but with maximum energy efficiency. Maximum safety also needs to be guaranteed. In addition to the usual emergency staircases, each of the front-side balconies has an escape hatch with ladders for emergency evacuation.
We sincerely hope to contribute a small part to the development of Vietnam by providing customers with a comfortable, safe, environment-friendly office space that might help stimulate creativity and ideas.

My goal for Rubicon is to design a comfortable office space with Japanese standard that fits in the Vietnamese culture.
The challenge for me is to create a place for users to both "work" and "live" because the time at work accounts for a large part of daily life for office workers. I also occationally observed that, for Vietnamese people, creative ideas at work often arise during the relaxing time while talking to colleages outside of the working place. Therefore, we designed Rubicon as not only a pure work space but through careful and meticulous implementation of insulation and ventilation measures we also want to ensure maximum comfortness for users, and also with various spacious common facilities we hope it is also a place where connection between users is promoted and creativity is nurtured.
With this concept, Rubicon is a result of many hours of tremendous hard work and cooperation between me and members of the Vietnam team. It is an achievement we are very proud of.

Rubicon Tower is located on a 450 sqm area at the intersection of Luong Dinh Cua Street and Road No. 4.
Building-Coverage-Ratio (BCR) is approximately 70% and Floor-Area Ratio (FAR) is approximately 400%.
The building is composed of seven floors above ground for office use and a basement floor for parking
Total construction floor area, including the basement, is approximately 2400 sqm, of which the office area is approximately 1500 sqm (62.5%) and the remaining areas include floor lobbies, WCs, refresh corners, balconies, technical systems, emergency evacuation systems etc.
UNIQUE AND FUNCTIONAL FACADE SOLUTION
Ventilation bricks used for the West-side walls are not only decorative but also very effective in heat-insulation.
Eaves running along the length of the building emphasize the horizontal design and also block strong sunlight during the day.
Panoramic windows enable you to enjoy an open city view and Low-e insulated glass wall minimizes the energy losses caused by strong sunlight.
Balconies give an impression of depth for the façade and the green plants bring natural healing to the workspace.
An escape hatch is installed on every front balcony, providing an additional evacuation route in case of emergency. The building has three vertical emergency evacuation routes in total.


FLOOR HALL - A PLACE TO CONNECT
Elevator halls and staircases are spacious and kept comfortable with an air conditioning system operating at all time.
A high-speed elevator for 15 persons ensures smooth traffic from the basement to the top floor.
Indoor stairs are located on the opposite side of the elevator to encourage users to take a walk to the nearest floors for exercise.
A balcony and a refresh corner in the common area on each floor with snacks, drinks, refrigerators and microwaves readily available for users who want to take a break or to have a quick discussion with colleagues.
